What Is Co-Living?

Co-living refers to a “live-work integrated” style of shared housing that combines residential space with workspace facilities.
One of the main features of co-living is that residents can work within the same building where they live.
 

Because it involves communal living, many people may initially imagine a share house. However, in addition to shared kitchens, living rooms, and bathrooms, co-living properties are equipped with co-working spaces. Depending on the property, they may also include lounges, gym spaces, and other shared facilities.
 

While both share houses and co-living involve sharing living spaces with multiple residents, the key difference is that co-living is not only a place to live but also functions as a workplace for remote workers and digital nomads. Rather than having private workspaces in individual rooms, co-living properties provide shared co-working areas, essentially sharing a workplace as well. This is the defining feature of co-living.
 

As new work styles such as freelancing and remote work become more common, co-living can be seen as a housing model that reflects the needs of the times.
Already, many co-living rental apartments are being developed, particularly in the Tokyo metropolitan area. Because large co-working spaces are required, most properties are newly constructed specifically as co-living developments.
 

 

 

 

 

 

 

Differences in Needs: Share Houses vs. Co-Living

Although both share houses and co-living involve communal living, the needs of residents differ.
 

Share houses are primarily supported by people seeking to reduce housing costs. By sharing common areas outside of private rooms, residents can lower both initial move-in costs and monthly rent. This makes share houses attractive to those who want to reduce financial burden while enjoying a social living environment.
 

In contrast, while co-living offers less privacy than living alone, similar to share houses, it provides well-equipped co-working spaces with high-speed internet and work desks designed for professional use. Because of these enhanced facilities, rent is generally higher than standard single-occupancy apartments.
 

However, for those seeking a productive work environment outside of a typical private room, co-living offers significant advantages. Since there is no need to rent a separate office, it provides strong cost-performance benefits for entrepreneurs and freelancers who want to start or operate a business with lower overhead. Sharing a workplace with others also increases opportunities for exchanging ideas and meeting potential business partners.
 

 

 

 

 

 

 

Advantages and Disadvantages for Rental Property Owners

Co-living requires well-equipped co-working spaces. Therefore, properties located in areas with poor internet infrastructure may struggle to attract tenants. Additionally, converting existing apartments or condominiums into co-living properties typically requires large-scale renovations.
 

Another challenge is that co-living contracts are often month-to-month. As a result, if there are issues with facilities or services, tenants may move out quickly. Property owners must constantly remain competitive and maintain high-quality property management.
 

On the other hand, co-living also offers several advantages. Because individual kitchens and bathrooms do not need to be installed in every unit, more residents can be accommodated within the same building, potentially leading to higher returns. For the same reason, the financial impact of vacancies may be reduced.
