・Card Key Type

・Contactless IC Type
Residents unlock the entrance by holding up a card key embedded with an IC chip. Recently, contactless IC cards have become more common than magnetic card keys. They are frequently installed in newer condominiums, which tend to have higher rent levels.
・Biometric Authentication Type (Fingerprint or Facial Recognition)
This system unlocks the door by verifying pre-registered fingerprints or facial data. There’s no need to carry keys or remember passwords. Although popular in luxury condominiums, recognition errors can occur due to factors like dry skin or masks.
・Smart Lock Type
Residents can unlock doors using a dedicated smartphone app. This system allows locking and unlocking with a smartphone, eliminating the need to carry keys or cards. It also offers convenient features such as checking lock status or operating remotely. However, it may not work smoothly if the phone battery is dead or network connectivity is poor.
Can Individual Residents Install an Auto-Lock System?
Installing an auto-lock system at a shared entrance is generally difficult for individual residents. This is because adding or upgrading an auto-lock system requires approval from the building’s management association. Installation involves construction and maintenance costs, which must be covered either by using the repair reserve fund or by contributions from residents.
In principle, individuals cannot carry out modifications to shared areas such as entrances on their own. What residents can do individually is install an auto-lock system for their own unit’s front door. To install or upgrade the system for the entire building, discussions and agreements among all residents are required.
